The annoying lack of parking for cars near the house spills over from the urban environment and also disturbs the residents of the moshav, who have become accustomed to a high quality of life and did not expect problems of finding parking.

Why does this happen, how does it affect the value of the apartment and what demands have been added as a result of the phenomenon?

Not surprising when it happens in Tel Aviv, but in Moshavim? (Photo: Maged Gozni)

The problem of the lack of parking for cars near the residences is not considered a new phenomenon, to say the least.

I mean, it's not new for those who live in an urban environment, especially in Tel Aviv and Gush Dan cities, and you probably won't be surprised to hear that it increases the stress and nerves of tens of thousands of drivers in Israel every day.

What is surprising?

Its spilling over from the urban environment and becoming a nuisance even for those who never dreamed they would ever have to deal with it - the people of the moshavim.

Moshav, as we know, is synonymous with quality of life.

The spacious living areas, along with the fact that no towers are erected in their area but only detached houses, contributes to the same high standard of living and the pastoral and rural atmosphere that characterizes them.

So how did this become a nuisance even for those who sought to escape from it?

The source of the answer lies in the increase in the number of vehicles that hit the road this year, and in the improvement in the standard of living of households that also led to an increase in the average number of vehicles per family.

According to data from the recently published CBS report, in Israel as of the end of 2021 there are approximately 3,312,273 private vehicles on the road.

This is an increase of -4.4% compared to the previous year.

This is a continuation of a trend that has been going on for several years, in 2020, for example, there was a 2.9% increase compared to 2019.

Quantitatively, about 405.2 thousand new vehicles were added this year and about 254.4 thousand were subtracted from the status of active vehicles, so the number of vehicles increased in 2021 in about 150.8 thousand vehicles.

Also, according to last year's data, there are 406 vehicles per 1,000 residents compared to 397 in 2020.

The level of family motoring increases in line with the level of quality of life.

This is reflected in the fact that 34.6% of households in the seventh decile in Israel have two or more cars, in the ninth decile the rate rises to 42.5%, and in the tenth and highest decile it reaches 55%.

Meaning - more than half.

Added to these data is the fact that especially since the Corona period, the demand for detached apartments has also increased significantly.

More young families chose to move their place of residence from the cities to the pastoral seats saturated with fresh air and wide open spaces.

The young couples are often in an established financial position that allows them to purchase two or more vehicles.

How do you solve the double parking problem?

So.

"This phenomenon has become particularly disturbing in the last two years, and it is especially common in the evening hours, which have become the most challenging hours for finding parking near the house, since these are the hours when many return from work. On days when the neighbors host guests, it already turns into a nightmare."

That's what David and Dina Levy say, who live in a new settlement in Sharon.

"This sometimes requires us to park very far from home, it's simply not understood. We paid a lot of money for our comfort, for our quality of life, but now it's being compromised."

Damage to the value of the house

The problem of the lack of parking for cars near the houses will have different and significant consequences.

One of them is the decrease in the value of the house which will harm the potential of maximizing the profit during the future sale.

"Construction in settlements in Israel is characterized by detached houses, which during construction receive a building permit according to which parking lots are built within the lot on which the house is built," explains Saar Peled, owner of Saar Peled Real Estate Appraisals, a real estate appraiser and vice chairman of the Real Estate Appraiser's Chamber in Israel, "the need to move around And the increase in the quality of life in the country means that a family owns more vehicles than there are parking spaces in their possession, which creates a burden on parking in the public space.

For the most part, in these seats, public transportation does not meet the necessary demand, which also contributes to the increase in the number of vehicles per household.

Parking near the house is definitely a significant factor that contributes to the value of the apartment and increases the quality of life."

Following the same average increase in the number of vehicles per family, another demand was registered - shading solutions for double car parks.

In many houses in Moshav, especially among the more established ones, there is the possibility of double parking, but even so, the common single roof is not enough for two vehicles, which raises the dilemma among many families - which vehicle to park in the covered parking lot and which vehicle to leave under the blazing sun.

But apart from that they contribute to upgrading the garden, and can also lead to an increase in the value of the property.

against heat stroke.

"The increase in the average number of vehicles per family has naturally increased the demand for shading and protection solutions for vehicles. This is true for all settlements in Israel, but the fact that the settlements are characterized by spacious detached houses, alongside a partially established population, particularly strengthens the demand among the consumer crowd that lives there." Says Eitan Cohen-Or, the VP of marketing of Canopia from Pelram, "Today's product offering has become diverse, high-quality and resistant to various weather conditions and protects the vehicle from UV radiation, hail and heat damage.

The products also provide a response to the rising electric trend, by allowing charging stations to be installed on the parking poles, this is for the benefit of those who drive electric vehicles."
