Gas price brake: Millions of people get money from landlords in December

But landlords must also pass them on.
The gas allocation was tipped.
Now comes the gas price brake.
It was originally said that it was not expected until the beginning of next year, but now consumers can look forward to it: Apparently, the state will take on down payments for gas and district heating earlier.
We are already talking about December of this year.
Accordingly, households in Germany should receive a one-time payment.
The gas price brake will take effect from March 2023.

Even if the advance payments are also one-time like the energy price flat rate (EPP), which many pensioners also receive in December, it is different here.
At EEP, employees received a gross payment of 300 euros with their wage slip.
With the payment on account, however, there is no fixed amount that ends up directly with the citizens.
The state takes over the monthly advance payments for gas and district heating.

Instead, the down payment of gas and district heating customers in German households is very individual.
So those who own a condo or house and thus have a direct contract with an energy supplier will not receive a bill in December 2022.
No deduction will be deducted from the account for a direct debit authorization.
Instead, the suppliers will be reimbursed by the federal government for the sum of the respective advance payments by December 1, 2022.
Property owners can easily find out what the one-time payment is.
Finally, exactly the amount that was paid as a deposit in September 2022 is reimbursed.

They should also receive the one-time payment.
After all, it goes through the landlord again, which means that he has to credit the one-off payment.
This means that tenants only benefit if landlords pass them on, for example via the heating bill.
They are obliged to do so in accordance with § 560 Para. 3 BGB: “If the operating costs are reduced, a flat-rate operating cost fee must be reduced accordingly from the time of the reduction.
The reduction must be communicated to the tenant immediately.

However, the question arises as to whether landlords have been adequately prepared for this and whether tenants will actually receive their reimbursement in December of this year.
It is therefore advisable to find out more about this from the landlord in advance.
Finally, it is also possible that some landlords only pass on the one-time payment to the tenant later via the utility bill.
