The Tel Aviv District Planning and Construction Committee announced today (Thursday) that it has decided to entrust the "Blue" tower to the Canada Israel company - with one dramatic change: the number of floors in the tower will be reduced from 80 floors, as the plan was submitted, to 55 floors.

The plan submitted by the Municipality of Tel Aviv and the Canada Israel company, is on an area of over 30 dunams, located adjacent to the Gilit interchange on the northern border of the city of Tel Aviv.

In this area, an 8-story employment project with an area of over 64,000 square meters, occupied by the WIX company, was recently established.

As mentioned, the committee decided to reduce the number of floors in the tower from 80 floors as the plan was submitted to 55 floors. The 150 housing units in the project will be leased under joint ownership for 20 years. In addition to the housing units, the plan includes employment areas and areas for public buildings that will be integrated into the tower.

According to her, in its decision, the committee placed emphasis on improving the quality of the public space around the plan, since the immediate environment of the plan in its current state is heavily traffic-biased significant, and this is in contrast to the construction intensification proposed in the plan, which relies on responding through public transportation systems and prioritizing pedestrians and bicycles.

Accordingly, the committee eliminated roads, parking lots, and stops at the ground level, and also established an enhanced parking standard for bicycles, as well as upgrading the landscape planning around the building. Also, the committee Determined that for employment uses no parking will be added at all to what already exists in the area of the plan, and also established a reduced parking standard for residential uses.

The time to get the permit in the project will be significantly shorter

For the first time in the Tel Aviv district, since the legislation on "repeal of main and service" led by the National Planning Headquarters was approved, the decision lists the total areas in the plan without division between main and service.

This means shortening the schedules when obtaining the permit.

Chairman of the Tel Aviv District Planning and Construction Committee, Eran Nitzan: "The submission of the plan is the first sign that dictates the expected intense development around the Gilolit interchange.

The establishment of the green line alongside the development of mass transit systems allows for the development of office towers in the interchange area alongside the development of comprehensive residential types and required public spaces."

Tel Aviv district planner in the planning administration, Erez Ben Eliezer: "The project is near the heart of the development areas of the northern Tel Aviv district Among them the Blue Coast plan, the employment area of Herzliya Pituach and the developing Gillot area.

All of these provide the project with development options while relying on the green line of the light rail which is currently under construction and will make it possible to significantly improve access by public transportation."

The plan was prepared by Moshe Tzur Architects.
