- The demand from companies for office and laboratory space in Planegg is enormous.

In 2019/20, inquiries were made for up to


59,000 square meters, of which up to 35,000 square meters were made by Würmtal companies alone, as Bärbel Zeller, consultant for economic development, reported at the latest meeting of the building committee.

Part of the demand has now been met, but according to Bärbel Zeller, companies still need 24,000 square meters.

Schuhhof closes at the end of the year

The reason for the report by the business development agency was a construction project in the Martinsried industrial park on Lena-Christ-Strasse.

The Schuhhof located at number 46 closes at the end of the year and the owner wants to expand the existing building stock, a four-story building and a low-rise building (Schuhhof).

According to the application for a preliminary decision, two variants are up for discussion: an extension with four full storeys or demolition of the low-rise building and an additional four-storey building in the east.

In both cases there should be a single-storey intermediate building and a narrow, glazed connection between the buildings on other floors.

Building law not yet exhausted

This is one of the few commercial properties on which the building rights have not yet been exhausted, emphasized Zeller.

However, there were concerns on the part of the administration, as the property is directly adjacent to a residential area and the development must be carried out via the limited-capacity roundabout on Lochhamer Straße.

It is also questionable whether the construction project fits into the surrounding development.

Mayor supports building projects

Mayor Hermann Nafziger broke a lance for the construction project.

Planegg has to remain attractive for companies in the long term, for that one may even have to go new ways and risk a precedent.

Jürgen Peters (Greens) also endorsed the project: “Nobody will be affected by it.” Angelika Lawo (Green Group 21) said the property is ideal for redensification.

She was more concerned about the consequences, she said with regard to increased traffic and housing needs.

Prevent company churn

A migration of companies must be prevented, emphasized Mayor Nafziger.

“We mustn't lose any business payer, because at some point the expenses will exceed the income.” In the past, due to the lack of expansion options, companies have already looked for other locations.

Biontech, which is currently on everyone's lips due to the corona vaccine developed together with Pfitzer, has relocated its headquarters to Mainz.

The biotechnology company is still present in Martinsried and needs space again.

Biontech would need 5,000 square meters, said Bärbel Zeller.

"We don't have any suitable space at the moment."

Daycare center for companies in prospect

In any case, the building committee signaled its approval for the building project on the Schuhhof property - and that for both variants.

The fact that the client is considering setting up a day-care center for companies as part of the expansion was also received positively.

Should this happen, he will try to secure some places for the community, announced Mayor Nafziger.
