Dietramszell - exceptions have become the rule: dormers, cross gables and photovoltaic systems are part of the normal street scene even in a rural community like Dietramszell. So far, however, they have not been permitted under the local regulations of 1991. This is to change now. In its last session before the local elections, the local council adopted a new local statute.

The Green Councilor Hubert Prömmer had already given the impetus to this in 2016 because the building committee "has to deal with too many changes and exceptions". After several unsuccessful advances and numerous special meetings, its members now presented their proposal for a new version.

District builder Andreas Hainz explained the work to the committee. In his opinion, the most important point is the precise definition of the scope. As before, this should not be placed over the entire community. "Almost all local statutes in the district fail because of this," he explained. Paragraph one therefore contains a list of all districts whose appearance is to be preserved with the help of the statutes.

Hainz considers the delimitations drawn in the attached plans to be “too narrow” because they only contain the historical core. He advised to extend the scope to all areas that can be built on according to the Building Code.

In addition, as Johannes Seestaller noticed, the districts of Berg and Untermühlbach were missing. Here the councilors decided that the architect commissioned to carry out the work should touch up again.

With regard to the other requirements, the committee largely followed the draft of the building committee. In some points, the new statutes offer more scope for builders. The permitted roof pitch has been expanded from 23 to 26 degrees to 20 to 30 degrees. Shapes other than a symmetrical saddle roof are still not wanted, flat roofs are only greened and allowed on garages.

Dormers, skylights and gable are permitted in the future, however their number, location and design are regulated in detail. There are also narrow limits to the color scheme: the roof must be covered with red to red-brown roof tiles, and a “subdued white or subdued yellow” color is intended for the plaster facade. In addition, vertical wooden cladding "in natural or light wood tones" is desirable.

How the community imagines future residential and commercial buildings is illustrated by numerous example photos and sketches. However, there will still be exceptions to the local statutes. For example, the building committee can also approve horizontal wooden cladding on request. "If the overall concept looks good, you have to talk about deviations," emphasized Hainz.

Local authority Prömmer, in particular, was very satisfied that "his" project could be completed shortly before the end of the term - even if the final definition of the scope will only be made after the election. "It is important that we now have a valid standard work", he concludes, "and that exceptions will remain exceptions in the future."
