It is not yet certain which company will settle on the site at the entrance to Odelzhausen, which used to be used by the Winkler tree nursery.

One possibility would be that there would be another gas station or parking space for trucks. Councilor Elisabeth Kappes (BGO) wanted to prevent that. She applied for it to be included in the development plan that petrol stations should only be permitted for their own business use. Because Odelzhausen already has enough gas stations. And: "Petrol stations with truck parking spaces automatically attract trucks," she explained. “You have to ask yourself whether this is in the interests of the population. When the parking lot is full, the trucks will drive into the industrial park. "

The many parked trucks in the existing industrial park are already a major nuisance.

"The situation in the industrial park cannot get any worse," argued Mayor Markus Trinkl.

The area right next to the autobahn is an “absolutely suitable location for a petrol station.” The industrial area could even be relieved as a result.

Robert Arzberger (CSU) saw it similarly: "The industrial park is full," he said.

“There could be a chance that the trucks will be taken out of there.” Ultimately, the committee rejected Kappe's application by a majority.

Further requirements from the municipal councils

The municipal councils also stipulated a number of other requirements: According to this, only ten percent of the building area may be used as storage space.

For noise protection reasons, apartments are not permitted and in buildings that are more than 45 meters long, offsetting the outer walls is mandatory.

This is intended to loosen up the facade.

Chain-link fences are also not permitted along the state road in the direction of Wiedenzhausen.

“It's not so nice to look at,” said Trinkl.

There are also no retaining walls here.

However, these are permitted on the northern, western and southern property boundaries.

Free-standing advertising systems with a maximum height of 25 square meters are also permitted outside the building boundary.

Votes against from the Bund Naturschutz

Roderich Zauscher (BGO), who is not only a local councilor, but also the chairman of the district group of the Bund Naturschutz, voted against the development plan. This had already presented a brief report at the beginning of 2020, according to which there were several rare animal and plant species on the area. A species protection law examination was drawn up for the development plan.

The expert estimates that around 50 sand lizards live in the entire study area, around 40 of them in the planning area. He spoke out against moving all lizards outside of the planning area. Because there is a risk that the animals will be killed or injured during the relocation or that they will not settle in the new habitat. Only two variants can therefore be approved: On the one hand, the compensation can take place within the planning area. This left 8,179 square meters of buildable area. On the other hand, a small part of the lizards can be settled on an external compensation area. The remaining compensation must also be in the planning area here. The buildable area would then be 9072 square meters.

The species protection measures are yet to be specified in the development plan.

First of all, the local council decided against Zauscher's vote that the planning office should continue the process.
