Moorenweis is aiming for a housing project

A cooperative wants to build a day care and dementia shared flat in Moorenweis as well as two multi-generational houses with affordable housing. That was well known. Now the surprise: The municipality is considering participating in the housing project and having another building erected.

Moorenweis – Originally, the Maro Cooperative for Self-Determined and Neighbourly Living, in agreement with the municipality, wanted to accommodate all buildings on the site of the Old School on St.-Margareth-Straße. But the district office waved it off – the development was too massive. Now the project is divided. Day care and dementia flats are located on St.-Margareth-Straße, the residential buildings on a municipal property on Möwenstraße.

In the southern part of the area there is an old settlement house that could be demolished. For example, there would be room for a third residential building, which the municipality could either erect on its own or award to Maro as the client.

The idea comes from the mayor's round, a weekly meeting of town hall chief Joseph Schäffler (CSU) with his deputies Rudi Keckeis (Citizens' Association/BV) and Christoph Gasteiger (CSU). The proposal was well received by the local council. Gasteiger's recommendation to build with the Maro also tended to meet with approval. "This is the better way for the municipality," said Michael Vogt (BV). The small building authority is hardly in a position to supervise such a project in addition to the other tasks.

The apartments in the third building could be allocated completely by the municipality itself, in the other two houses it would have occupancy rights for some of the apartments. Vogt insisted on this, pointing out that the property would be made available to Maro at a reasonable price: "A win-win situation must arise."

The committee was able to make friends with the designs for the two Maro houses, which were presented by planner Benedikt Sunder-Plassmann. Apartments for families, single parents and single people are to be created on three full floors. While Michael Vogt welcomed the size of the building ("we absolutely have to densify the interior more"), Wolfgang Vogt (CSU) expressed concerns. He would like the plans of the Maro "insanely well", but with the three-storey building you create a problematic precedent that will change the place "not for the better" if the example sets a precedent.

This is the only way to realize the construction project economically, replied Maro board member Martin Okrslar. Otherwise, you would have to work with knee stock, dormers and skylights, which would make the project more expensive and cause rents to rise. The municipal council has not yet made any decisions.

What is new is the idea of accommodating the parking spaces for the residential buildings in a parking lift. This refers to two parking spaces arranged one above the other – one at street level, one underground. The platform rises and falls at the touch of a button, the cars stand horizontally.


Due to the division of the project, more space is now available for day care and dementia flats on St.-Margareth-Straße. This is to be used primarily for garden areas. Both facilities will have a separate outdoor space. Due to the hillside location of the property, the ground floor and first floor can be entered at ground level, which saves the installation of elevator and staircase. This will make the whole thing "a very economical project", as the planner said. A development plan is not necessary, as the building blends into its surroundings.
