With

a total investment of US$30 million,

the developer Grupo Chomer began the construction of

a new 19-story building

in an area of the northern area of Greater Buenos Aires known as “the island” of Olivos, a micro area close to the best schools in the neighborhood, 13 blocks from the Port.

At the intersection of Guillermo Rawson and Juan Bautista Alberdi streets, the project

is called “Aura Olivos”

and plans the construction of units ranging from two to five rooms.

The building covers an area of 9,535 m2 and

is currently in the construction stage.

The facilities include two swimming pools, one outdoors on the terrace with panoramic views of the river and the neighborhood, and another covered, heated and integrated into the spa.

In addition, the project includes an English patio surrounded by green areas, an office space for meetings, a large multipurpose room, gym and sauna.

The developers emphasize "the rich gastronomic offer, health, education and green areas" that surround the development.

And they add that “the proximity to the Río de la Plata also offers the possibility of doing water sports.”

This project continues the series of buildings that the Chomer Group is developing in other valued areas of the city, such as

Aura Nuñez - in the construction stage - and Aura Parque,

both located in the Nuñez neighborhood.

The latter will be found within the new Innovation Park of the Autonomous City of Buenos Aires.

Aura Olivos includes units with two and up to five rooms

With the new Olivos project, the firm seeks to consolidate the presence of its brand in strategic and widely valued locations, the firm explains.

Regarding the growing demand for properties in the area, Ezequiel Chomer, CFO of Grupo Chomer, comments: "we observe a

growing trend in the search for this type of housing,

especially aimed at families with children who want to move to larger places to achieve "greater comfort in a natural environment. But we also noticed interest from both young people and families without children, who want to change their home for an apartment in a building that offers a variety of amenities and greater security."

The design of Aura Olivos was developed by the MSGSS architecture studio.

Its 40 apartments have different sizes that vary

from 70 m2 to 587 m2.

In addition, it has premium options that include a refrigerator, dishwasher, washing machine, grills, air conditioners, blackout curtains and a coffee maker, among other appliances, designed so that people can enter a fully equipped unit.

The

price per square meter of these units starts at US$2,400

in the case of the cheapest units.

And you can also access first-class residences with flexible payment conditions.

The payment plan includes an advance payment of 25%, and the balance distributed in 36 installments in pesos, which are updated according to the index of the Argentine Chamber of Construction.

According to surveys from the specialized site Reporte Inmobiliario,

the construction cost measured in pesos increased by 38.89%

-as of January- while, in dollars, taking the exchange rate in relation to the first business day of December, it increased during the month. 29.41%

"The decision to invest in this area of Olivos is based mainly on its strategic location close to the main urban access roads, adds the CEO, Iván Chomer. "In other words, it offers an ideal connection for those who seek to balance their life between the city and province of Buenos Aires.

This makes this area an attractive option for those who value nature without giving up urban comforts," he says.
