- first withdrawn, then postponed, now - on the third attempt - unanimously waved through. It was certainly not an easy birth until the city administration and city councils gave the community approval for the construction of a new apartment building with a commercial unit and underground car park on the corner of Ludwigstrasse and Kaiser-Wilhelm-Strasse. Philipp Morgenstern, the co-owner of the property, was all the more relieved about the decision at the latest meeting of the city council's building committee. "We are very satisfied," he said afterwards to the Starnberger Merkur.

The property at Ludwigstrasse 5 came into public focus for the first time in February after the mighty beech had to be felled there due to insufficient stability.

The owners were already planning a new building at that time, but did not make any significant progress with their plans.

In June, the building committee postponed the deliberations after there had been differences of opinion between the builder and local politics.

So now the breakthrough.

"The summer break was used to implement a good urban development solution with everyone involved," praised Ludwig Jägerhuber (CSU) and paid respect for the work.

"If that's the result, the discussions and deferrals have paid off."

The new building consists of four floors

The result is a new L-shaped building consisting of two structures plus an intermediate building with a green roof. The intermediate building is intended to visually shorten the front of the building facing Kaiser-Wilhelm-Strasse. The new building consists of four storeys, and a hipped roof with dormers up to six meters wide is placed on each of the two parts of the building. With a maximum ridge height of 17.48 meters, the building towers over the immediate surroundings by at least 22 centimeters. Even if it moves “with regard to the degree of structural use at the upper edge of the cubatures that characterize the surrounding area”, for the city administration it fits into the surroundings.

On a floor space of 534 square meters, an approximately 230 square meter commercial unit is being built on the ground floor facing Ludwigstrasse. 17 apartments are planned for this. According to Philipp Morgenstern, these are one to four-room apartments with sizes from 36 to almost 135 square meters. Without exception, they are rental apartments - with which the owners keep a promise they made to their great-grandmother, as Morgenstern emphasizes: "That nothing is sold." Fewer apartments with lush green spaces and concierge service were also economically feasible, he says. “We made a conscious decision against it because it didn't suit us.” There are 20 parking spaces in an underground car park and 24 bicycle parking spaces in the basement.

There was unanimous approval in the building committee without much discussion of the content.

The building application is now in the district building authority - Morgenstern hopes that the building permit will be under the Christmas tree as a gift for Christmas.

“We assume that the unanimity will give us a tailwind.” If everything goes well, the demolition of the existing buildings is planned for the first quarter of 2022 so that the shell could start in April.

The co-owner specifies the construction time as "at least one and a half years".

There is not yet a user for the commercial unit, but discussions with a wine retailer have already been held.
